McDonald Residence

Situated on a narrow block in the heartland of Broadbeach Waters this original beach bungalow from the 1970’s sits on a prime east facing canal frontage block. 

It has been beautifully renovated into a modern palette of natural materials, easy curves and expansive open space.

Challenge

Site conditions and the original structure were a challenge for this project.  The Client and Architect had adopted various materials including off form concrete, curved wood panelling and naturally weathered steel profiles.

As the original structure was in poor condition, from the foundations up, and structural components had very limited capacity, we had to consider how to maintain the architectural profiles when introducing new structure to the building and at times there was very limited space.

Solutions

We were able to locate new structural elements within the old structure, mostly concealed in wall framing, this allowed the new elements to bypass the old structure.  Footings were strengthened through underpinning and new foundations piered down into solid dense sand material.

Overall, the result showcases a great mix of natural off form materials whilst hidden structural elements ensure living spaces are kept open and bright.

NGS were able to think outside the box with this design and it made our job onsite that much easier, ultimately saving the client money.
